Beaumont Fold

Beaumont Fold is situated in the flourishing neighbourhood of Fairham, surrounded by lush countryside yet just a couple of miles from town amenities. Nottingham city centre is approximately six miles, or 15 minutes by car from the development; for travelling by tram, there's a Park and Ride just a mile away. This station provides direct routes to Nottingham and services run as often as every seven minutes.

Nearby, junction 24 of the M1 gives access to Derby in around 25 minutes, while car journeys to Burton upon Trent and Leicester will take about 45 minutes. 

Our Beaumont Fold development falls under the administration of Rushcliffe Borough Council and Nottingham City Council. 

Fairham town is evolving over the next few years, benefitting from substantial investment to deliver new housing, green open space, employment opportunities, and a state-of-the-art Neighbourhood Centre. The highly anticipated centre will be a vibrant hub of facilities, with new cycle and walk paths to enjoy. Designed to appear more like a traditional village setting, the hub will support local businesses with its flexible layout.

Beaumont Fold is a nature lover’s dream, surrounded by natural scenes with relaxing walking routes only minutes from the doorstep and boasting a quiet atmosphere.

Residents benefit from proximity to a host of green parks and nature reserves; notably Attenborough Nature Reserve, Clifton Flower Park – which has a social walking group and children’s playpark – Rushcliffe Country Park, Toton Fields Nature Reserve, and Bunny Old Wood. Several of these are around 10 minutes’ drive away.

You’ll find a rich sporting scene in the nearby town. The local playing fields provides a skatepark, basketball and tennis courts, and football, among others. Rushcliffe and Ruddington Grange Golf Clubs and Clifton Leisure Centre offering fantastic ways to keep fit.

Situated between Derby (29 minutes’ drive away) and Nottingham (six miles away), enjoy the many cultural attractions these bustling cities have to offer – including cinemas, museums, art galleries, and theatres. There’s even a castle and racecourse in Nottingham.

Further out, the luscious landscape of the Peak District National Park is 40 miles away, with the metropolitan attractions of Birmingham, Leicester, and Sheffield a little further away at an hour’s drive away.

Benefit from the many shopping opportunities nearby, with everyday amenities easily acquired on Green Lane two miles from home; from big-name supermarkets and popular home goods stores to a post office, vet, pharmacy, and medical practice. There is also a fuel station a short six-minute drive away, and the  local town centre hosts a regular market for fresh produce.

More retail is found on the high street surrounding Bridgeford Park. For wider shopping needs, Nottingham is reachable in just 20 minutes when driving – including several shopping centres like The Victoria Centre and The Exchange.

Residents have easy access to major roads. The M1 is just 11 minutes’ drive away, with the A453 two miles away and the A52 a 20-minute drive away; enjoy a straightforward commute, particularly into Nottingham.

Nottingham Road Bus Stop is a few minutes’ walk away, with routes terminating at East Leake, Loughborough, Gotham, and Nottingham. For rail travel, Nottingham Railway Station is conveniently just six-and-a-half miles away and connects travellers across the country. It has direct links to London, Manchester, Liverpool, and Birmingham, as well as Sheffield and Derby. Notably, Nottingham benefits from a local tram network, with the nearest stop to the development, Clifton South Tram Stop, only a 20-minute walk away. Routes travel through Nottingham centre and terminate at Phoenix Park to the north-west of the city. 

Travel across the globe or throughout the U.K. from East Midlands Airport, which is a short 14-minute drive away, or a 37-minute round trip via public transport.

Parents are assured that there are several popular nurseries and primary schools within a mile radius for a swift drop-off. Children at the development can attend Highbank Nursery and Primary School; The Milford Academy; Whitegate Nursery and Primary School; Blessed Robert Widmerpool Catholic Primary School and Nursery; and the Glapton Academy.

Children in the local area attend one of several secondary schools. Farnborough Spencer Academy is a nine-minute drive away, while Rushcliffe Spencer Academy and West Bridgeford School are both a 15-minute journey in the car – the latter two also boasting sixth forms.
